Plan forms part of Proposed Variation to the City Development Plan
As Cork City Council and the Cork Docklands Delivery Office publish a transformative plan to guide the growth and development of Ireland’s largest urban regeneration project, public consultation is beginning on a proposed variation to the current City Development Plan.
The planned variation to the 2022-2028 Cork City Development Plan is required to accommodate the Cork Docklands Framework Plan’s infrastructure delivery which is key to developing sustainable and resilient communities on the 147-hectare (360 acre) riverside site.
The Framework Plan, which will form a new volume of the CDP if adopted, sets out the expansive public realm, waterside amenity and travel, sports and community infrastructure needed to unlock the development capacity of the Docklands.
This planned strategic infrastructure will further enable the construction of 9,000 – 10,000 new homes in a compact urban environment while providing world class public realm and community infrastructure. It also contains clear guidance and design principles which will enable landowners and developers to deliver high quality schemes. The new housing schemes will respect the historical and natural features of this unique and nationally important location.
The Cork Docklands Framework Plan:
- Aligns overarching policy & strategy into a single cohesive plan
- Integrates community, public realm, arts & culture, sports and active recreation infrastructure that will bring life and vibrancy to Cork Docklands
- Provides a clear vision for the transformation in the built and natural fabric of the Docklands
- Provides a strategic policy document that will support delivery of enabling infrastructure and development
- Validates investment priorities for the Government’s Urban Regeneration and Development Fund (URDF) funded projects
Lord Mayor of Cork, Cllr Dan Boyle said: “There have been many plans and conversations over the years regarding the regeneration of Cork Docklands and it is exciting to be at a point where the delivery is becoming reality. With the newly upgraded Marina Promenade and the final phase of Marina Park moving towards completion, the required public infrastructure is visibly developing, and this plan can deliver an equally exciting world class urban living district”.
Chief Executive of Cork City Council, Valerie O’Sullivan, said: “The regeneration of Cork Docklands will be transformational for the city and with 6,000 people employed and 640 new homes under construction, it is already happening. The Framework Plan is about implementation and the actual delivery of key enabling infrastructure that will further unlock the Docklands opportunity for Cork and for Ireland. Cork City Council is committed to ensuring that both the public realm and private development is delivered at a standard and quality that realises our ambition to create a new world class location in which people want to live, work, invest, visit and explore. We invite the public to make their views heard and engage with us as we progress delivery of Cork Docklands, the biggest regeneration project in the State.
The variation also comprises updates to Volume 1 and Volume 2 of the CDP.
Cork City Council is inviting the public to have its say on the proposed variation throughout the public consultation period from 9am on Wednesday 30 April until Wednesday 28 May at 5pm.
There will be two open days across the city during the consultation period where the public can view the draft documents and speak to the project team. The events will take place on:
- Wednesday 7 May – Clayton Hotel, 10 Lapps Quay, Cork. 12pm – 8pm.
- Wednesday 14 May – Millennium Hall (Cork City Hall), Eglinton Cork. 12pm – 8pm.
- The project team will also be present on Saturday May 24 at the ‘European Maritime Days to Play’ on Albert and Kennedy Quays.
